In purchasing a lodge at our park you will be making an investment from which you will make an attractive financial return of approximately £15,000, annually, costs would include rates cleaning and hot tub maintance amounting to approximately £5000 annually (an amount that you can drop drastically if you decide to take on these tasks for yourself), therefore giving you a 10% annual return on the purchase price of £95,000 for a holiday lodge. Another attraction is that there is no capital gains tax, you are also entitled to roll over relief, unlike a house purchase for letting purpose’s where you are liable for the capital gains, you are also eligible for entrepreneur’s relief on the sale of your lodge. Your lodge would also qualify for business property relief from inheritance tax. You have many tax saving issues to choose from which makes the purchase of a holiday lodge a worthwhile investment in today’s market. To qualify for this investment as part of your agreement with Castlewood Lodge Park you will be required to make your lodge available for holiday lettings. You will of course be able to book the lodge for your own holidays (two weeks a year for friends and family will be allocated).

Arrangements for Private Owners
The arrangements set out in this memorandum are current as at 1 April 2011. We reserve the right to review them for new business as and when circumstances make it necessary. However, in doing so we would always have due regard to the needs of the owner and the commercial viability of their Castlewood Lodge ownership.
1 General Arrangements
1.1. This full letting service, including bookings, cleaning, and laundry and reception facilities will
all be provided by Castlewood Leisure Park.
2 Terms and Costs
2.1. A statement of income will be sent to owners along with payment at the end of each month
(one month in arrears). A schedule of future bookings will also be sent to owners once a
month.
2.2. Lodge rates are £1,500 per year, laundry & cleaning £50 per let, hot tub maintenance
including chemicals £1,000 per year, this would be all your outgoing costs excluding VAT.
3 Specific Restrictions
3.1. In order that the Castlewood Lodge can be marketed effectively, the owner agrees to allow
Castlewood Leisure Park reasonable scope to take all letting capacity between the months of
April to October. The only exception will be if the owner wishes to use the lodge for their own
family. The lodge may be pre-booked and used by the owner’s own family for up to 14 days
during this April to October period we can arrange extra family use but this will restrict your
lodge income.
3.2. If the lodge has not been previously let, owners and their immediate families may book and
use the lodge. This concession applies all year round and is in addition to the 14 days usually
allowed in the summer period.
3.3. When owners use their own lodge(s), cleaning and laundry services will be automatically
provided and charged at the appropriate rate.
4 Standard of Accommodation
4.1. It is considered to be vital that all Castlewood Lodges marketed by Castlewood Holiday Park
are maintained and fitted out to a similar high standard. At times it may be necessary for
certain furnishings to be replaced as they get worn out. In all such cases, owners need to
upgrade their own Castlewood Lodge so that all units are kept up to an equivalent standard.
All new lodges come with a five year guarantee on appliances.
5 Selling the Castlewood Lodge
5.1. A general provision for private owners wishing to sell their Castlewood Lodge(s) to another
party, a fee of 5% (plus VAT) to the value of the transaction will be charged.
